What You Will Need For Your Agent.
A complete list of phone numbers where you can be reached, including Home, Office, Cellphone, and Fax number, if available
Copy of legal documents including Copy of Deed, Deed of Trust, and Note
Divorce decree, death certificate for estates if applicable
Change of any ownership papers for any co-owner or co-signer
Any copies of surveys, blueprints, and floorplans that you may have
If you have any Flood Plain information, include a copy of it.
The name of your mortgage company and loan number and the amount of your current mortgage payments
Most recent year-ending statement from mortgage company
Copies of Subdivision and Deed Restriction information
If the property is within a Homeowners Association, then include a copy of the Bylaws & Charter.
Homeowners Warranty information
List of past 12 months utility bills
Its a good idea to have a list of all appliances that will be staying with the house.
Copies of any recent inspections on the property
Copies of bills and receipts for any improvements or repairs made
You will need 2 sets of Keys - one for the lockbox and one at the office for agents.
If you have a security system, then make sure to have the code and instructions how to operate the system.
If the property is being rented, include a copy of the lease.
